Major Canadian Realtor Forecasts Strong Housing Market In 2010

AHN Staff Mississauga, Ontario (AHN) - The recovery of the Canadian housing market, which started in 2009, is expected to continue and would strengthen further in 2010, according to major Canadian real estate company RE/MAX. The realty firm’s optimistic outlook is based on residential real estate trends in 23 Canadian markets. All major markets are expected to recover by the end of 2009, to be led by Greater Vancouver which expects a 45 percent increase. RE/MAX estimates 465,000 houses would change owners in 2009, which is a seven percent improvement from 2008 levels. The average cost of a Canadian home is expected to settle at $318,000 as the year closes. It is up by five percent from 2008’s closing average of $303,594. For 2010, the company forecasts homes sold to go up by 2 percent to 475,000 units, while another 2 percent rise will be registered in average home price. By then the average would hit $325,000, which is a record high in Canadian history. RE/MAX Executive Vice President for Ontario-Atlantic Canada Michael Polzler said in a statement, “2009 was without question the year of the house. Real estate not only defied industry and analysts’ predictions in 2009 - it’s performance went well beyond the realm of expectation by boosting consumer confidence levels and ultimately kick starting the national economic engine. While low interest rates were a principle factor driving home buying activity, no one can discount the value that Canadians place in owning a home.” St. John’s in Newfoundland and Labrador expects to lead the hike in average home prices this year with a 15 percent value increase, followed by Quebec City 8 percent, Regina in Saskatchewan 7 percent, Saint John in New Brunswick 6 percent and Winnipeg in Manitoba, and Ottawa and Greater Toronto in Ontario 5 percent. Report: Three Canadian Cities Hold Most Expensive Office Spaces In The World

AHN Staff Toronto, Ontario (AHN) - Three Canadian cities are included in the list of most expensive office space rentals in the world. These cities are Toronto, Vancouver and Calgary. According to a report by CB Richard Ellis’ Global Market review for the third quarter, the costliest office space is in London’s West End where a square foot leases for $184.85. Toronto is on the 38th spot with a square foot average rent at $60.78, Vancouver on the 47th place with $52.44 and Calgary on the 49th spot with $51.91. However, the prices are for the top end segment only. In the middle market, rents are plummeting by up to 50 percent as new spaces become available and older ones left vacant as businesses close or downsize. Across the globe, the average cost to rent space dipped by 7.7 percent in the last 12 months as a result of corporate reduction. In Calgary, the decline in cost to lease was by 21 percent. In Dubai, following the financial crisis besetting Dubai World, the cost of office rentals has gone down by 27.3 percent. CB Richard Ellis, in its regional forecast, said the global recession will continue to affect the retail rental market in the Americans. For Canada, the global real estate expert said retail rental sales will continue to go down despite the revival in the housing sector. This is because the Canadian consumer remains cautious. Future retail rental sales would continue to rise slowly as economic recovery goes on. Article AHN - All Rights Reserved

Index Finds U.S. Home Prices Rise For Second Quarter

Melvin Baker - AHN Reporter New York, NY (AHN) - Home prices in the U.S. rose for the second consecutive quarter, according to a gauge that measures changes in real estate prices. The S&P/Case-Shiller index edged up 0.27 percent in September from the previous month on a seasonally adjusted basis, according to data released Tuesday. In August, the index measured a 1.13 percent rise. Home prices are down 9.4 percent from 12 months ago, but are rebounding from a 19 percent drop recorded in the first quarter of the year. Analysts had expected that the gauge, which measures home prices in 20 metropolitan areas, would be down 9.1 percent from a year ago. Nationally, home prices are about the same as their levels in the fall of 2003, the gauge calculated. “We have seen broad improvement in home prices for most of the past six months,” David M. Blitzer, chairman of the index committee at Standard & Poor’s, said in a statement. “However, the gains in the most recent month are more modest than during the seasonally strong summer months. Fewer cities saw month to month improvements in September than in August in both seasonally adjusted and unadjusted figures.” Not all regions are recovering at the same rate. San Francisco and Washington, D.C., have reported upticks in home prices for six straight months. The housing market in Las Vegas has been depressed for 37 consecutive months. Former Judge Tapped To Head Metropolitan Manila Development Authority

Kris Alingod - AHN Contributor Manila, Philippines (AHN) - Philippine President Gloria Macapagal Arroyo has chosen former Judge Oscar Inocentes to replace Metro Manila Development Authority Chairman Bayani Fernando, who is resigning to run for president in next year’s elections. Inocentes previously served as presidential adviser for Judicial Affairs with rank of undersecretary, and as a trustee of the Government Service Insurance System. He was also the prosecutor in the successfull case against three men who were found guilty and executed in 1972 for the 1967 abduction and rape of a movie actress, Maggie dela Riva. Fernando said last week he would leave his post “soon” to run for president despite the fact that his party chose to support a different candidate for 2010. On Friday, he abruptly left the Lakas-Kampi-CMD, saying he was included in the coalition’s slate of senatorial candidates without his knowledge. Filing of certificates of candidacy for the May polls began on Friday, and will last until Nov. 30. The 62-year-old Fernando, a trained mechanical engineer, is a divisive figure who has sought to improve the nation’s primary administrative district using pink fences, a ban on shirtless men and tougher enforcement of traffic laws. He first gained national attention after his three terms as mayor  transformed a municipality on the eastern border of Manila into a bustling city that became a model for other jurisdictions. His career however, has remained far from the politics of foreign policy or issues of national importance such as terrorism in Mindanao. Fernando is up against several high-profile officials with imposing credentials, including the ruling party’s candidate, former Defense Sec. Gilberto Teodoro, a Harvard Law School graduate and son of one of the nation’s richest men, former President Joseph “Erap” Estrada, who was ousted and convicted of plunder, and Hermogenes Ebdane, who resigned as Public Works Department secretary last month to begin his campaign. Leading in the latest survey is the Liberal Party’s Senator Benigno “Noynoy” Aquino, a former congressman and the only son of the late former President Corazon Aquino, bolstered by his running mate, Senator Mar Roxas, husband of a popular broadcast journalist and the grandson of Manuel Roxas, the nation’s first president. Manny Villar, the richest member of the Senate, is running under the Nacionalista Party. Villar, an accountant by training who grew up inpoor district and amassed his personal fortune developing real estate for low and middle-income families, has as his running mate Senator Loren Legarda, the 2004 opposition party vice presidential candidate and a top vote-getter in all two of the Senate races she has entered. Fernando Leaves Ruling Party; Prepares For 2010 Philippine Presidential Run

Kris Alingod - AHN Contributor Manila, Philippines (AHN) - Metropolitan Manila Development Authority Chairman Bayani Fernando left the ruling party on Friday, saying he was included in the coalition’s slate of senatorial candidates without his knowledge. A divisive figure who has sought to improve the nation’s primary administrative district using pink fences, a ban on shirtless men and tougher enforcement of traffic laws, Fernando is poised to make his presidential candidacy official. In a statement, Fernando said, “I have not been given prior notice by the party nor have I expressed interest in joining their list of senatorial candidates. I am running for president; it is not my aspiration to become a senator.” “I do not believe in the party anymore,” he added. “Parang hindi na karapat-dapat na ako ay magpatuloy bilang isang miyembro. Nalulusaw na ang partido [It seems that I should no longer continue being a member. The party is disintegrating]. I do not consider myself a member of the Lakas-Kampi-CMD party anymore.” Fernando said he had been “a serving and loyal member” since 1992, and accused the coalition of tricking the public into thinking he is running for a different post. He said he should be considered resigned from his chairmanship as soon as he files his certificate of candidacy. The 62-year-old early this week said he would step down from the MMDA “soon” to run for president despite the fact that his party chose to support a different candidate for 2010. The presidency is all about governance so what we need is someone with executive abilities, especially someone who is an engineer since governance is about engineering,” he said, referring to his mechanical engineering background. Filing of certificates of candidacy with the Commission on Elections began on Friday, and will last until Nov. 30. The Lakas-Kampi-CMD coalition on Thursday made official its ticket for next year: former Defense Sec. Gilberto Teodoro and actor Edu Manzano. Fernandez first gained national attention after his record as a mayor for three terms transformed a municipality on the eastern border of Manila into a bustling city that became a model for other jurisdictions. His career however, has remained far from the politics of foreign policy or issues of national importance such as terrorism in Mindanao. Apart from Teodoro, a Harvard Law School graduate and son of one of the nation’s richest men, Fernandez is up against several high-profile officials with imposing credentials. There is also Senator Francis “Chiz” Escudero, a former congressman popular among young voters, who has yet to announce if he will run but unexpectedly left the Nationalist People’s Coalition last month. The 40-year-old is a lawyer who was key in the impeachment efforts against President Gloria Macapagal Arroyo in 2005. Article AHN - All Rights Reserved
